NSW First Home Buyer Assistance

A plain English guide to the grants, concessions and government schemes available to first home buyers in New South Wales right now.

1. First Home Buyers Assistance Scheme

The main NSW Government transfer duty, or stamp duty, concession for eligible first home buyers.

Established or New Homes

  • No transfer duty on eligible homes valued up to $800,000
  • A concessional rate applies for homes valued between $800,001 and $1,000,000
  • Above $1 million, the first home buyer concession does not apply

Vacant Land

  • No transfer duty on eligible vacant land valued up to $350,000
  • A reduced rate applies between $350,001 and $450,000
  • Above $450,000, the concession does not apply

2. First Home Owner Grant

Available for eligible first home buyers purchasing or building a new home.

  • Grant amount: $10,000
  • Can apply to newly built homes
  • Can apply to eligible off-the-plan homes
  • Can apply to substantially renovated homes
  • Can apply to eligible owner-builders
  • Established homes are not eligible

Property Value Limits

  • New home: up to $600,000
  • House and land package: up to $750,000

3. Shared Equity Arrangements

NSW has provisions that may allow an eligible first home buyer to retain access to the First Home Buyers Assistance Scheme when purchasing with an equity partner.

  • The equity partner cannot be the purchaser's spouse or de facto partner
  • The eligible first home buyer generally needs to acquire at least 50% ownership of the property
  • This is primarily relevant to eligibility for the transfer duty concession, rather than being a broad NSW Government shared equity home loan program

What This Means for You

For most NSW first home buyers, the two state-based benefits we check first are the First Home Buyers Assistance Scheme for transfer duty relief, and the First Home Owner Grant if the property is new. Low-deposit guarantee schemes such as the First Home Guarantee are Australian Government programs and are not included here.
