A plain English guide to the grants, concessions and government schemes available to first home buyers in Queensland right now.

1. First Home Owner Grant (FHOG) 💰

Queensland's grant for eligible first home buyers purchasing or building a new home.

  • Grant: $30,000
  • Applies to: New homes only, including substantially renovated homes
  • Property value cap: Less than $750,000, including land
  • Established homes: Not eligible
  • The Queensland Government has extended the $30,000 grant beyond 1 July 2026

2. Transfer Duty (Stamp Duty) Concessions

Established First Home

If you're buying your first established home:

  • No transfer duty on homes valued up to $700,000
  • A partial concession applies between $700,001 and $800,000
  • Above $800,000, the first home concession no longer applies, although other concessions may

New First Home

If you're buying a new home as your first home:

  • Eligible first home buyers pay no transfer duty, regardless of the property's value, provided all eligibility requirements are met

Vacant Land

If you're buying vacant land to build your first home:

  • Eligible first home buyers can also receive a full transfer duty concession, reducing duty to $0

3. Boost to Buy (Queensland Shared Equity Scheme)

A Queensland Government shared equity program.

  • Buy with as little as a 2% deposit
  • Queensland Government contributes: up to 30% for a new home, or up to 25% for an existing home
  • Maximum property value: $1 million
  • Government owns a share of the property until it is bought back or the property is sold

4. Queensland Housing Finance Loan

Designed for buyers who can afford repayments but have difficulty saving a deposit.

  • Deposits from 2%
  • Government-backed home loan
  • Income and eligibility criteria apply
  • Available to eligible owner-occupiers, not just first home buyers
